The Hawbush

Built by Knighton Homes and sold to Newlon for £2.9m, The Hawbush is our brand new pub conversion in Redbridge. The pub, dating back to the 1800s, has been completely renovated into 8 flats and to the rear of the site 3 new houses and 3 bungalows, two of which are specially designed for wheelchair users.

The houses and bungalows and some of the flats are available for social renting for families and the remainder of the flats are for Key Workers who pay less than private market rate rent. The residents living in the flats have access to parking at the front of the building, as well as a bike a rubbish store. There is also a communal garden for them to enjoy at the rear of the site. The houses have three bedrooms which is great news for larger families who will be moving into these spacious homes. The houses and bungalows also have their own gardens with sheds, which were needed to meet sustainability code 3. Sustainability code 3 also meant the baths had to be smaller than normal so that the residents use less water, which is better for the environment. These residents also have access to their own parking and a communal courtyard, along with the residents of the flats.

The bungalows for wheelchair users have been specially designed with the help of occupational therapists, who are best placed to decide on the features that will give the residents the best quality of life and independence. Features include disabled parking, wooden floors, wet rooms with lower shower screens to stop carers from getting wet and adjustable kitchen units.

No two homes are the same on this conservation site with sloping ceilings and different shaped rooms making this a delightful change to boxed homes that you can often see in some of our new build properties. The conversion did present some design problems as some of the rooms are different shapes and sizes, so some of the rooms do not let in as much light as others. To resolve this in one of the homes we used a sun pipe to allow more natural light to get through.

The land behind the pub is green belt making this a really beautiful location. The A12 is just moments away and a bus stop is located right outside and the railway station only a short bus ride away.
