Requirements & standards
We require properties that are located in the boroughs we have agreed contracts with. Under the contract, we inspect properties and agree additional works where necessary. Once the property is ready to use, we notify the local authority that nominates a tenant to us.
Property types
We will take both flats and houses. However, we are unable to take some flats over shops if the access is poor. Also, we can only take a flat above the fourth floor if a lift is installed.
Property condition
We are looking for properties in good condition, internally and externally. The property must be water tight, weatherproof and in a good state of repair. Gardens must be tidy and the property must be in a good state of decoration both externally and internally. It must have either central heating or storage heaters.
Furniture
We require all properties to be furnished. Furniture and fittings should either be new or good quality second hand. In particular, we expect all mattresses to be new. The furniture and fittings must comply with current standards for furnishing regulations for let properties. You will need to supply curtains to all the windows, cooker, fridge freezer, beds, wardrobes, chest of drawers, bedside cabinets, dining table and chairs, three piece suite, coffee table, carpets throughout with vinyl in kitchens and bathrooms.
Safety Requirements
We will ask you to fit at least two smoke alarms, window restrictors, a handrail for the stairs, thumb-turn mortice locks, and other items that may be specific to your property. We will also ask you for a central heating service contract as well as a clear CP12 (Gas Safety Certificate) and a clear NICEIC Electrical Test Certificate. You will be expected to ensure that the CP12 is renewed every year.
